Fees to Landlords
At Davies & Way we pride ourselves in offering our clients a stress free alternative to the potential minefield that is the property rental market. We can provide either a part or full management package to suit your particular needs, both offering the security you would expect for your investment.
Davies & Way are licensed members of The Association of Residential Letting Agents (ARLA). ARLA are the only professional body that is solely concerned with the regulation of Letting Agents. ARLA members are governed by a strict Code of Practice which means that we offer:

• Up-to-date advice and guidance
We are members of the Royal Institution of Chartered Surveyors (RICS). We are regulated by the RICS and have a formal complaints handling procedure.
We are also members of The Property Ombudsman which means that Landlords and Tenants have a route to redress should something go wrong.

• Preparing the Assured Shorthold Tenancy agreement
• Organising an Inventory and Schedule of Condition
• Collecting the first month’s rent plus the deposit
• Registering the tenants deposit with the Deposit Protection Service
• Notifying the local council and utility providers of new occupancy with meter readings where applicable
Fully managed service
Our fully managed service offers a comprehensive package with an extensive range of inclusive benefits at no additional cost. We want our management fees to be competitive, clear and fair which is why unlike many of our competitors we do not charge for additional add-ons.

• Monthly collection of rent
• Monthly statements sent via email or post
• Arranging any repairs and maintenance
• Obtaining quotes for required works
• Regular inspections and emailed reports (third monthly inspection initially, reduced to every six months if deemed satisfactory)

• Arranging and conducting a check out inspection
• Organising deposit returns and/or dealing with any deposit disputes via the Alternative Dispute Resolution

Fees to Tenants
Following the viewing of a property with a member of Davies & Way, the applicant is required to pay a non-refundable holding fee (equivalent to one weeks rent) which will act as the holding payment to secure the property. This non-refundable payment is subject to the applicant proving they have a Right to Rent in the UK, the landlord agreeing to the let and all the applicants references being satisfactory. Davies & Way will continue to conduct viewings and accept offers on a property until the holding fee is paid. When cleared funds are received, we will mark the property as ‘let agreed’ and remove it from the market. The holding fee will then be deducted from the total due before moving into the property.
Holding fee: equivalent to 1 weeks’ rent
Tenancy deposit: equivalent to 4 weeks’ rent
First months’ rent: Payable on date of key collection
Fees to change the tenancy – where requested £50.
